ValueNet, Inc. provides both large and small lending clients residential appraisal services along the West Coast of Florida for both conventional and FHA lending. Our residential appraisals conform to USPAP, FannieMae and FreddieMac appraisal guidelines. Our clients know that when an appraisal is ordered with ValueNet, Inc., the value will be supported and accurate and appropriate appraisal practices will be utilized.

Because of our experience, sound appraisal practices, and extensive sales data, many of our clients come to rely on us for the more difficult and complex assignments and reviews, including large custom homes, waterfront homes, REO properties, 2 to 4 unit buildings and nonconforming.

Our clients have confidence in our ability to complete these types of appraisals correctly and in a timely manner. We also complete numerous desk and field reviews for these same lenders who again rely on us to provide them with an unbiased opinion of value in a clear, concise and supported manner.

Turnaround times for conforming residential properties can typically be completed and delivered to the client in 3 to 5 days. Drive-by reports and field reviews are completed in less time. Our office can typically complete a desk review in 24 hours or less. We don’t charge additional fees for appraisals ordered on a “rush basis.”

ValueNet, Inc. provides a full spectrum of residential services, including complete appraisals, drive-bys, limited interior inspection appraisals, and essentially all FannieMae and FreddieMac residential form types.

Our comparable and informational database is as extensive as any appraisal firm on the West Coast of Florida. We have computer Internet access to nearly every MLS Board both as broker and appraiser. Our state of the art computer network system with full EDI capability allows us to complete residential appraisals at a reasonable and competitive cost with faster turnaround time, but at the same time provide a quality, well-researched and supported value estimate.

Our goal and commitment to all our clients is to limit or reduce errors to a minimum with a thorough review process and by listening to our clients and their concerns. If an error or revision is necessary on an appraisal, we will resolve the problem as quickly as possible.
